Two materials dominate Southern California roofs: tile (clay or concrete) and asphalt shingle. Both work well here — the right choice comes down to budget, the look you want, and how long you plan to stay.

Asphalt shingle

Shingles are the budget-friendly, fast-to-install option and look great on a wide range of homes. Expect roughly 20–25 years of life in the SoCal sun.

  • Quick installation (often 1–3 days)
  • Huge range of colors and styles
  • Shorter lifespan than tile

Clay & concrete tile

Tile is the classic Southern California look — Spanish, Mediterranean, and ranch homes wear it beautifully. It costs more and weighs more (your structure must support it), but it lasts decades.

  • 50+ year lifespan (the underlayment beneath needs replacing sooner)
  • Excellent heat and fire resistance
  • Iconic SoCal curb appeal
  • Higher cost; heavier — needs adequate structural support

A tip about tile roofs

On older tile roofs, the tiles often outlive the underlayment beneath them. A common, cost-effective fix is to lift and re-lay the existing tile over fresh underlayment and flashing — rather than a full replacement.
