New floors change how a home looks and feels more than almost any other single upgrade — and in Southern California, the climate and how we live (indoor-outdoor, lots of natural light, the occasional spilled poolside afternoon) shape which floor makes sense. The three most common choices we install are luxury vinyl plank, hardwood, and tile. Here's how they really compare, and where each one shines.
Luxury vinyl plank (LVP): the all-rounder
LVP has become the default for good reason: it's durable, water-resistant, comfortable underfoot, and convincingly mimics wood — at a friendlier price than the real thing. It handles kitchens, baths, laundry rooms, and high-traffic areas that would worry a hardwood floor, and it stands up well to kids, pets, and busy households.

Hardwood: warmth and lasting value
Nothing quite matches real hardwood for warmth and timeless appeal, and it's a genuine selling point at resale. Solid hardwood can be refinished multiple times over its life; engineered hardwood offers real wood on top with better stability. The trade-offs: it's a bigger investment, it doesn't love standing water, and it can scratch and dent — though that patina is part of the charm for many homeowners.

Tile: the workhorse for heat and water
Porcelain and ceramic tile are nearly bulletproof against water and wear, which makes them the go-to for bathrooms, laundry rooms, and entryways — and they stay cool in our summer heat. Large-format tile and wood-look tile have expanded the design options well beyond the old grid. The downsides are comfort and feel: tile is hard and cold underfoot, and grout lines need occasional care.

A room-by-room rule of thumb
You don't have to choose just one. A common, smart approach: hardwood or LVP through the main living areas and bedrooms for warmth, tile in the bathrooms and laundry where water rules, and durable LVP in the kitchen and other high-traffic, spill-prone zones. The goal is the right floor for how each room is actually used — with clean transitions between them.
Why the prep matters as much as the floor
Whatever you choose, the result lives or dies on what's underneath. An uneven or unprepped subfloor causes squeaks, gaps, hollow spots, and premature wear — even with premium flooring on top. Leveling and prepping the subfloor properly, and handling transitions and trim cleanly, is what makes a new floor look and feel right for years.
